Consultation & Brief
Discuss your project ideas with you, in detail, at a location to suit yourself. We will offer ideas and options to make best use of the space whilst complying with your Local Council guidelines. This brief will provide the information to produce the building plans and associated building specifications.
Site Survey
The survey is intended as an architectural design survey. This will ascertain the room sizes, wall thicknesses, boundary positions and external appearance of the building(s).
The survey will not report on any defects to your property or geological issues that may affect your proposal. If this type of survey is required then we would recommend that you contact a Chartered Surveyor or Structural Engineer or Geological investigation surveyor.
Fee Guide
Archi-tec Architectural Design understands you will want a guide as to the fees you would be likely to be charged, however, we ensure that each and every client is priced according to their specific circumstances and requirements, and as such we would rather you contacted us so we can give you a more specific quotation inclusive of all your needs.
Verbal quotations can be given on the basis of the information provided by yourself with respect to the proposed project. Although until a site / client meeting has taken place, and a design brief created, a final quotation can not be provided.
For Planning and building control fees, these can be obtained from your Local Authority Planning Department or sourced via the internet.

Building Control Charges
Each Local Authority is responsible for setting its own fees to fully recover its direct Building Control costs.
The fees are subject to extent of works involved, and vary from project to project. Although a estimated fee for building control services can be given.Plan Ahead
Local Authority planning approval can take up to 8 weeks. You will need Building Regulation approval once you have been granted planning permission. This generally takes a further 5 weeks from preparation to approval.
